In what way did you work with Matt? He was my Buyer’s Agent (Review from AngiesList.com)
Matt was amazing. We found him because of Angie’s list and he lived up to his reputation. My wife and I have bought and sold a few homes and we always found our home before a realtor did, but this time, Matt really listened to what we wanted and found us the perfect house.Matt was a joy to work with. He was on top of every part of the home buying process. Matt was professional at all times. He returned calls, emails, and text promplty.Matt uses an online system for doing paperwork and I never want to buy another house using paper again. Matt would edit a doc wherever he was and I’d have it in my email to sign and send right back.I’d recommend Matt to anyone who wanted to buy or sell their home.

In what way did you work with Matt? He was my Buyer’s Agent (Review from Trulia.com)
I’ve worked with several Real Estate agents before Matt and became pretty much accustom to all agents being like car sales reps. When I worked with Matt, he changed my entire perspective on what I should expect from an agent. He was Great!, extremely knowledgeable about homes, very patient, helpful and had overall perfect as an agent. Without him, I would not have found the home of my dreams. I know now that I will always refer him and hope to work with him again in the future, when I’m ready for investment properties. If you miss out on working with Matt, I definitely feel like you’ll be on the short end of the stick. If you are lucky enough to get him as an agent, you’ll be in great hands.

When I left the DC area, for a new job in the south, I contacted Matt, and he agreed to represent me in the sale of my Silver Spring home. He immediately pointed out some things that I could do to help the home sell faster, and even recommended people to do the work at a reasonable cost. After I left the area, he was in constant contact with me, providing information, advice, and support during the process. He was thorough, innovative, and professional through the entire experience. I wouldn’t hesitate to use Matt’s services again, or to refer him to friends and family.

Matt performed the entire range of services, from marketing and showing the place to finding a negotiator and dealing with all the paperwork. When it looked like it might not go through (through no fault of Matt’s), he even offered to help start the process of finding a renter. Luckily, that was not necessary.

Like many properties, mine had lost a significant amount of value since the real estate bubble burst. Matt did not try to pressure me one way or another but worked with unparalleled tenacity to get the most for my property. Even when it turned out that the market would not bear the price I wanted, Matt hung in there and found a short sale negotiator who was worth his weight in gold as well. Throughout the entire process, Matt was patient and always gave me frank and unvarnished advice. During a brief moment when it looked like it might not go through, Matt also displayed impeccable integrity. I felt awful for all the effort he had gone to so I wanted to compensate him, but he refused. Fortunately, the deal worked out and the sale was successful. I would use his services again anytime

What would you like to say about working with Matt Murton?
Let me start by saying that I’m not the easiest person to deal with when it comes to some things, and am skeptical of people who make money off of my decisions in life (such as a realtor and my buying a property). Having said this, Matt gained my full and total trust after a short period of time through doing a few very important things.
1) Matt listened to what I had to say and showed me properties both inside, and outside of my “box” that he thought would entice me. I appreciated his willingness to try and get me to explore my options.
2) Matt spoke to me in my language. He knew that I hated beating around the bush with things and that I required being spoken to in a straight-forward manner all the time. Not only did he do this himself, which helped gain my trust and us communicate effectively; but he also explained to those others with whom I had to deal in the process how to speak with me in a manner that would work so we could move progressively forward.
3) More than once, actually probably about 5-10 times did Matt step into the fray for me and take the reigns when I was getting very frustrated with people not getting me the information I needed. He said to me once “Sam, I just know through my experience in this business that you get farther with these people using honey instead of vinegar.” I said to him “Matt, you be the honey, I’ll be the vinegar.” And he was, and if it weren’t for his knowledge, diplomatic ability, and capacity for great patience when I was getting fired up, I probably would not have secured my loan.
4) Matt went out of his way OFTEN to help me with the small things. Picking me up, dropping me off, speaking to loan officers, mortgage people, and everyone else when I needed him to. Even today, this last day when I was signing, he offered to and did go out to my car and paid for more time on my meter.
In the beginning Matt was just some realtor who I was skeptical of. In the end however, I feel as though I genuinely gained a friend. My overall experience was as good as it could have been.
Would you recommend Matt to a friend in the future? Definitely

Dear Matt, Just wanted to let you know how much I appreciate your hard work, creativity, great connections and persistence in the sale of my townhouse in Germantown, MD. In this market, any sale is tough, but you handled this short-sale in the most professional and fastest manner possible. From the full price offer only four days after the house was listed, to the closing in less than 60 days, you really pulled this together!
I am happy to strongly recommend you to anyone seeking to buy or sell a home in the DC area. You have a terrific style, great customer care, and more energy than I’ve ever seen in a REALTOR. I believe that your marketing approach using social media as well as traditional advertising helped bring in the right buyer for my house.
Best of luck to you, and again, thank you!

Matt handled the short sale of my townhouse. He was the king of professionalism, highly responsive, very timely, and had a really creative and innovative marketing approach that brought the right buyer to my house in just 4 days after listing . You couldn’t do better than to use Matt’s services to either sell or find you a house. He also recommended an attorney and tile company, Michaels Title in Rockville, which negotiated with my bank and had a deal ready to close in less than 2 weeks. It was amazing. Their fees were also reasonable. Matt was very aggressive in getting the buyer to comply with the unexpectedly short turn-around time- apparently the buyer figured it was going to take months to close a short sale, so he was taking his good old time and his buyer’s agent was also non-responsive, but Matt got them to the table and closed the deal without a hitch. Matt also helped me make the decision about whether to rent the house or sell it by providing some financial analysis for me to consider. He works with a great contractor who made a few repairs to the house for the sale and got it ready to show. His fees were reasonable, also, and he was fast. I was able to decide which work I wanted done from an estimate supplied by the contractor. I did not choose to do all that he recommended. Matt can provide turn-key service, but at no time did I feel obligated to use his suggested contractors. But I am glad that I did. Trust this guy, he’s the real deal.

Matt was perfect. He took the time to understand my needs, he gave me his honest assessment of the challenges and opportunities related to selling the house, and chased me down when I didn’t get back to him right away! I was very happy with my choice of sales associates.

Matt Went above and beyond to help me with the complicated sale of my condo. I did most of the sale remotely. Matt did a great job keeping me in the loop with each step of the sale process and he was never discouraged by any barrier that got in the way. Matt was thorough, knowledgeable, punctual and very professional and I have already recommended him to friends in the Maryland area.

Matt Murton is the kind of straight-shooting, 24/7 agent that the real estate industry likes to brag about, but you assume is more PR myth than reality. At least that was my opinion before I met Matt after deciding to sell my North Arlington home in the midst of the so-called real estate crisis. Matt is the real deal. Not only did he provide advice, counsel and contacts to prepare the property for marketing, but he also demonstrated an impressive degree of tenacity in pursuing possible sales leads. I would strongly recommended Matt Murton to family and friends without reservation. My home sold at a price that surpassed my expectations thanks to Matt’s professionalism and attention to detail.

To all potential home buyers, if you are thinking of hiring Matt Murton as your Real Estate Agent, it’s a wise decision. My sister referred him to me since he had found her and her husband a great 3 bedroom house in Rockville. Within a day of expressing interest in buying a home, he fit me into his schedule and met with me to start tailoring my ideal condo(which I am sitting in right now). There were a few things that really stuck out about my experience with the home buying process.
First, due to the fact that I have a schedule that fluctuates, Matt was still able to always meet during off-peak hours, I was never inconvenienced nor did I feel like I ever had to adapt to his timetable. Secondly, Matt is very well informed as to the different buying options and market changes, and likes to make sure his client is as well. My buying process took some time due to the fact that I was saving money. I made a few changes to my decision as far as the type of place I wanted and the area I wanted it in. Matt always had the knowledge to inform me of my best available options and could always explain his thought process. Lastly, Matt showed great patience and took the time to really get know what was important to me when looking for a house. He understood that I did not want to settle for something I was barely content with, therefore he presented me with an abundance of great options until I found my new home. I couldn’t be happier here and I owe a big thanks to Matt.

When we started looking for a house, my wife and I knew selecting the right agent was the foundation in buying our dream home. Matt has not only met our expectation, he has also prepared us to be smart, educated home owners. Matt is not just an agent, he is a true educator on the entire home ownership process (from the right lender to how to keep the value of your house strong).
Matt is ALWAYS available, professional, knowledgeable, and honest about each and every property. The best word for us to describe our experience with Matt Murton is flawless!!

We worked with Matt for well over two years before finding a place. He was always very honest and never wanted to push us into a house that he did not believe was right for us. Finally, after looking at lots and lots of houses we switched gears and Matt helped us buy an investment property! It was always a pleasure working with him! Thanks Matt!

Matt was referred to us by a mutual friend/REALTOR and we couldn’t have been happier with him. He met with us numerous times and really listened to not only our wants and needs, but also to what we didn’t want, and what we were unsure of. We had in mind the area and price range we liked, and even a house that we were particularly interested in. He took all the info we gave him, and found similar houses both in the same area, and in DC and Montgomery County. It really helped us to see what was out there and comparable all over the area. We ended up going for the house we were originally interested in after a couple months of looking. The closing took a lot of negotiating and diplomacy, which Matt made look easy. Even after the closing, he helped us remedy some issues we had with the house. I would definitely recommend Matt to anyone looking for a REALTOR!

Matt represented my wife and me when we recently purchased a house. The whole process took about three years, on and off, from our first meeting until closing.
Member Comments:
We were referred to Matt through a mutual friend. After meeting with Matt initially, we knew he would be a great option for us – even better than the “exclusive buyer’s agent” firm we also interviewed – because Matt understood exactly what we were looking for while possessing comprehensive knowledge of Montgomery County neighborhoods. When we first started the process, back in early 2007, we relied on Matt to find us suitable properties, and he did a great job of listening to what we wanted and showing us properties that matched our desires. We ended up suspending the house search because we were offered a great deal on a rental, and because it was becoming more and more clear that the economy (and housing market) was about to crater.
We picked up the search two years later, but ended up not buying again for various reasons. During that time, though, Matt was always responsive to our questions and willing to run around Rockville looking at places when we had a free weekend.
Finally, in mid-2010, we realized that we needed to move, and it was a better time to buy given our current parameters (though we’re obviously nowhere near the bottom of the market yet). Once again, Matt was a pleasure to work with throughout the process. During this phase of the search, though, I was locating the properties and sending the info to Matt so we could tour them. While some brokers can be uncomfortable with tech-savvy customers who do their own research, Matt never balked at my legwork and was always there to answer questions that arose during the process.
We ended up making a couple of offers before we found the right place, and Matt never lost patience with us even though it would have been easy to second guess whether we ever intended to actually close a deal. Matt is also knowledgeable about buildings and construction, and can point out potential problems that are easy to miss with an untrained eye – one example was a house with an unfinished basement. It wasn’t apparent to me, but Matt immediately noted that it had previously been finished, but the walls were torn out after suffering water damage. That was a huge red flag for us, and something that a lot of other agents would not have recognized. While we hope to stay in our current place for many years, when the time does come to move the first person I will call is Matt.

I wanted to report my experience and results. I sold my condo, no problem.
My unit is directly next door to a foreclosure. The retaining wall in front of the building is being held up with supports. The foyer carpet is shredded near the door, and yet, I got $17000 more than other comparable units in Walnut Grove. I had the right real estate agent.
My realtor had an open house on a Sunday. We got two offers that week, lower than I wanted. Got another offer the following week which was also on the low side and then another offer at asking price ($167,500). My realtor was present at the appraisal and it came in at $167,000 – comparable units had been closing at $150,000.
If you need a great realtor, Matt Murton. He knows how to show a place and how to get business done.

Matt’s knowledge of the Real Estate Market and the Metro DC area make him a premier agent to work with. I was particularly impressed with his preparedness each time we met. Additionally, as an avid user of Web 2.0 technology, he and his web site are a treasure trove of information. He was a true asset in helping to learn about different areas and neighborhoods around the Metro DC which ultimately enabled me to pinpoint the neighborhood in which we desired to purchase a home. If you are looking for someone to represent you as either the buyer or the seller of a property, you’d be hard pressed finding a better agent than Matt.

Matt was so helpful in helping us buy our first home. At our first meeting he asked us what were looking for and really listened to the answers. He patiently showed us houses weekend after weekend, including those we requested from our own searches as well as those he found on his own searches based on our criteria. He objectively described the assets of each and answered our questions thoroughly. He never pressured us into buying one or spending more than we said we wanted to spend. He was very responsive to both emails and phone calls. He did a tremendous job in helping us find a home we love.

We worked with Matt as both sellers and buyers in the winter of 2009. Due largely to his great ideas about how to prepare our house to sell, his attention to detail and his hands-on approach we were able to sell our home in Kensington quickly and for a fair price despite the tough housing market. Because he did such a great job helping us sell, we hired him as our buyer’s agent even though he didn’t have as much experience in Virginia as he did in Maryland. We weren’t disappointed. He was responsive, engaged, attentive and a true advocate for us in the purchase of our new home. We enthusiastically recommend him!

I moved away from the DC area several years ago and recently realized I didn’t like being a landlord and wanted to sell. I wasn’t sure who to ask for help in selling my property in Adams Morgan, but a friend suggested I talk to Matt, so we spoke on the phone and I chose him as my realtor. Even though I ever had the chance to meet him, trust and mutual respect was immediately established. The decision paid off because the condo was sold within weeks after it was listed – a direct result of Matt’s hard work, dependability and responsiveness. The experience along the way was smooth and efficient, aided along by Matt’s professionalism, knowledge and optimism. He was always available, reliable and easy to work with. Because of Matt, my experience in selling my former home was a good one. I would recommend him to anyone in any real estate situation in the DC area.

On a personal note, I want to put in a good word for one of our Parkwood neighbors, Matt Murton. Matt not only is a really good guy and neighbor, but we enlisted him as our realtor for both the recent sale of our Parkwood home and the purchase of our new home, and his service to us was both professional and neighborly – he was constantly accessible – not only by phone and email, but to drop by most any time any day to help us out with whatever aspect of one or both transactions was causing us panic at the moment. He’s very knowledgeable regarding the ins and outs of buying and selling homes and, of course, he knows Parkwood. It was a pleasure working with him

Our family recently relocated to New Jersey after living in the Washington DC area for 17 years. We interviewed several agents and it was clear from the first time we met Matt Murton that he was to be our realtor for the sale of our home in Kensington.
Although Matt has only been in the business for a few years he brings a great deal of passion, energy, expertise and a real team approach to the process. To say that he has a get it done attitude is an understatement. There are too many examples of this to list here. From the pre-sale staging of our home, to setting the price to marketing and negotiating the terms of our contract he was a true professional. We would recommend him to anyone! One of the key elements to the successful sale of our home was listening to Matt and following his advice prior to the first open house. This collaborative effort and team approach resulted in multiple offers and a sale I believe both we and the buyer we more than happy with. All of this in a challenging market! Matt really does care about his clients and that is a rare quality in today’s business environment. He is a tremendous asset to your office and his clients!
Please accept our thanks for your efforts in this transaction and for the fantastic job Matt and your team did to make this transaction successful!

Matt represented my wife and I in both the sale of our condo and the purchase of our hous
Member Comments:
With the real estate market down, we knew the sale of our condo was going to be a challenge, and even more so, we would be challenged to find a house we both liked and agreed on. We first contacted Matt based on a recommendation from a business associate of mine. My wife and I interviewed multiple agents to decide who would represent us (considering even using one agent to sell, and one to purchase). We decided that we would try Matt, calling the references he gave (positive feedback), and see how it went. Matt was an excellent marketer and worked extremely hard to get our condo sold. He was always available by cell phone or email (and responded quickly to our numerous, probably constant requests). Matt was honest with us and practical in his approach to sell our condo. Admittedly high maintenance clients, we never felt marginalized by Matt. There are a lot of agents out there who don’t think of real estate as a real, full time job-Matt seems like he is always on call, follows up on leads, tries unorthodox methods (for real estate at least) to market (that is, doesn’t just list in MRIS and hold an open house and wait to see what happens), and really makes you feel like he is working for you. His understanding of the real estate contracts was invaluable-able to protect you as his client. Ultimately, we did sell our condo-in less time than similar units around us did! On the purchase side, Matt exhibited a strong willingness to accept our priorities and look for properties that matched it. We felt some other agents had their own predisposed ideas about neighborhoods and what “we should want” before we even told them. He spent most of his time listening to us and gave us honest feedback about how our priorities fit what we looked at (that is, didn’t let us fall into the trap of overlooking the negatives because all we saw were the positives). We never felt like he was pushing us to buy-or to spend more money than we really wanted to. In the end, we found a house we both agreed on and through a long, tumultuous process of dealing with the owners and agent (and Matt’s persistence and professionalism), bought the house. At the closing table, we learned that Matt’s commission was lower than what we considered standard (sellers paid 2.5%, not standard 3% for our price range). That displayed Matt’s professionalism even more-he never once attempted to talk us out of or make us consider properties that would have paid him a higher commission. We have recommended Matt to others who have used him as well-and they all had positive experiences as well.
